Project: Application for Planning Permission consisting of the following:
To construct a new two storey style dwelling house, establish new entrance onto public road L4310, new sewerage wastewater
treatment system and percolation area, together with all associated site development works.
At: Gorteens, Castleblayny, Co. Monaghan.

Dear Ben,
Please find herewith the relevant documents in response to requested Further Information dated 07/10/2025 - detailed below.
1. Flood maps indicate that a small area within the host field may be at risk to pluvial flooding. Accordingly, please submit an assessment
of the flood risk, which clearly demonstrates that the development would not be at risk of flooding, nor would it exacerbate flooding
elsewhere. Should any residual risks to the development and/or area be identified, please demonstrate how same would be
acceptably managed.
In response to the above Point 1.
We Have Attached a Revised Site Layout as Discussed and as Per Email Saying That We Have Moved the Site Out of the
Flood Area.
2. In the interest of appropriate design and visual amenity, it is considered that the proposed house design should be reviewed. Paying
specific regard to the proportions and openings, please submit (a full set of) revised structural drawings indicating a close r reflection of
the design and fenestration features of a “glebe” or small country style house.
The draft rural design guide (available online at www.monaghan.ie/planning) illustrates some typical steps that can be used to suitably
refine the design of a “glebe” or small country style house.
In response to the above Point 2.
As Discussed, and As Per Our Email We Have Revised the Plans and Elevations to Meet Requirements.

3. To better integrate the house into the site/setting (see Section 15.9.2 and Table 15.3 of the County Development Plan 2025-2031),
please submit a revised site layout plan showing the house (measured from the main northwestern gable) relocated a maximum of
15m from the mature trees and hedgerow defining the northwestern site boundary. This revision may necessitate a relocation of the
proposed wastewater treatment system.
In response to the above Point 3.
Please Find Attached Position of House Moved on Site to Meet Requirements and in Doing so, We Did Not Have to Move The
Position of The Percolation Area.
