Re: - Further Information/ Revised Plans for Planning Ref No. 26/60175 Planning Permission sought by Stephen & Breda Martin to construct single and two storey extensions to side and rear of existing two storey semi-detached dwelling, new porch, alterations to existing elevations and layout, demolish existing single storey garage to side and extension to rear of existing dwelling, construct new single storey detached domestic garage and all associated site works at 4 Castleblaney Road, Cloghvally Upper, Carrickmacross, Co. Monaghan. A81 HY66. Dear RJ McAleer - Planner, Further to your recent request for further information on the above application, please see below in response to your requests. Please note, alterations have been made to the proposal in response to the raised points. In summary, the rear extension first floor wall has been repositioned back 1.5m from the previously proposed line. This in turn has reduced the overall extension size by 5.86 Sqm. The first floor layout has been altered to reflect this reduction in area. The front elevation window designs have been revised to better reflect the existing and neighbouring size and design. Along with this, the external brick finish to the front elevation has been relocated back to the first floor wall, with a render finish on the ground floor, reflecting the existing arrangement of finishes and remains consistent with the neighbouring dwelling. 1. As requested, we have carried out a daylight and sun shadow analysis at midday for both June and December at the subject site. The study demonstrates the proposed works as revised above will not result in any adverse overshadowing on the neighbouring property. Please refer to the attached drawings, PP(00)007 Sun Shadow Study - June and PP(00)008 Sun Shadow Study - December. The significant revision to the rear elevation whereby the rear wall was moved 1.5m back toward the existing rear wall, eliminates any potential adverse overshadowing of the adjoining property. It should also be noted that the existing mature overgrown hedgerow which forms a boundary between the two properties is currently a major source of overshadowing on the properties, particularly on the neighbouring property. Maintenance works by both property owners would improve daylight penetration into each property and would enhance the quality of sunlight within their respective private outdoor amenity areas. 2. As noted above, the front elevation window designs have been revised to better reflect the existing and neighbouring window design and proportions. Please see attached PP(00)003,005,006 which demonstrates these amendments. 3. In regards to the received third party submission we believe that all matters raised have been addressed through the amendments made to the proposed design as described above. The submission identified three principal concerns: the potential overshadowing of the rear of the neighbouring property, the RECEIVED: 19/07/2026 proposed external finish to the first-floor north facing wall and the change in finishes to the front elevation. As outlined in point 1 of this further information request, a daylight and sun shadow analysis has been carried out which demonstrates that the proposed development will not result in any adverse overshadowing of the neighbouring property. Any overshadowing concern has been mitigated through the significant revision to the proposal which repositioned the rear extension wall 1.5m back toward the existing rear wall. The proposed finish to the first floor north facing wall is an off white render finish matching both the existing dwelling and the adjoining neighbouring dwelling, ensuring visual continuity and avoids any adverse visual contrast between the properties. In addition, this extent of wall is significantly reduced due to the repositioning of the rear extension wall as described above. Lastly, the external brick finish to the front elevation has been relocated back to the first floor wall, with a render finish on the ground floor to reflect the appearance of the existing dwelling. This maintains consistency with the existing dwelling design of both the existing and neighbouring property, thereby addressing the concerns raised regarding the proposed changes to the front elevation. 4.
