Development Description:
permission consequent on the grant of outline permission Ref: 24/60201, at Acres (DED
Ballybay Rural) & Annaneese, Ballybay, Co. Monaghan. The development will consist of
construction of a two storey dwelling house & detached domestic garage, with
proprietary wastewater treatment system along with other associated ancillary site
works & new site access. Said application contains a Site-Specific Flood Risk Assessment
Report
Re point 1 & 2:
See attached revised site layout plan drawing, with dwelling location altered. Revised siting /
location is as discussed with planning authority prior to submission. Dwelling is now located at a
distance of over 30m from the Regional Road.
See attached landscaping plan / specification & quotation for same.
See attached revised dwelling plans with revision to feature window to rear of house, with all
other feature windows reduced in size / height. The chimney position has been altered & the
fenestration of the front elevation is now symmetrical.
Re point 3:
See site specific flood risk assessment technical memorandum attached, addressing each point
raised.
