area.

Boundary treatments are detailed on site details Drawing. It is proposed to provide a post and rail
fence with native hedgerow fronting the site and, on all boundaries, as shown.

3.0 CONCLUSION
The application site is highly accessible by road, public transport, foot and cycle and its close
proximity to public transport, schools, town centre and to existing and permitted employment
development.
Our client requires a suitable dwelling of single storey with access close to family in the locality.
Our client has some special needs but is capable of independent living with a small amount of care.
There are no suitable sites in Carrickmacross for private development for someone in this position.
It has been the wish for our clients’ guardians to develop a suitable resicnce for our client for some
years.
This site offers a lot of positives for her needs and demonstrates that all inclusive design and
accommodation can be facilitated with in Monaghan.
The proposed development will offer accommodation in Carrickmacross that is needed and currently
not available. The provision of appropriate residential accommodation in the right location is critical in
this instance to maintaining suitable accommodation for our venerable population.
We feel the proposed layout and dwelling design provides a ‘Sense of Place’ as set out in the
DMURS document and Sustainable Residential Development in Urban Areas Guidelines, the Urban
Design Manual with
Connectivity – low gradient paths throughout the development all connected to pedestrian path
Enclosure – the site with all existing rear and side boundaries provides a sense of enclosure,
provides a more intimate and supervised environment.
Active Edge- The single block along Drumcondrath road provides an active frontage, enlivens the
edge of the town, creating a more engaging environment, generates pedestrian activity as people
come and go from dwellings.
Pedestrian Activity / Facilities – There is a sense of intimacy, interest and overlooking that is
created by the number of dwellings and double elevations lined with active frontage, enhances a
pedestrian feeling of security and wellbeing.
We feel our proposed development will provide a quality and sustainable residential development
providing attractive place to live that will integrate into the environs.
We would appreciate that continuous dialog may benefit the overall proposal and ask that a decision
be made that is favourable. The design team can guarantee a successful completion of this proposed
development.
We trust the above and attached is satisfactory and look forward to your favourable decision.
Signed,
