To change of house design from that previously granted under Planning Permission Ref No 21/495 and all associated
site development works.

Dear Ben,
Please find herewith the relevant documents in response to requested Further Information dated 18/02/2026 - detailed below.
1. It is the opinion of the Planning Authority that the changed house design does not comply with the rural vernacular design guidance
set out in Table 15.3 of the County Development Plan 2025-2031. Specifically, the roofs appear visually heavy and disproportionate,
while the front elevation window openings lack the required vertical emphasis, balanced proportions and appropriate solid -to-void
ratio. Accordingly, please submit:
a) Revised drawings acceptably addressing the visual heaviness of the roofs and demonstrating an improved vernacular roof-to-wall
proportion. The drawings shall demonstrate accurate roof geometry (see the sunroom pro jection), ensuring consistency between the
floor plan and elevations.
b) A revised front elevation fenestration providing clearer vertical emphasis, improved proportions and a more appropriate solid -to-void
balance, consistent with Table 15.3.
In response to the above Point 1.
Further to our agreed conversations please see attached revised drawings and new concept design report.
