RECEIVED: 30/07/2026 4 The above standards ensure that the proposed development can be serviced safely, sustainably, and in full compliance with national and local regulatory requirements. 2.0 Storm Water 2.1 Introduction The proposed surface water design has incorporated Sustainable Urban Drainage Systems to adequately manage rainfall runoff from the site. The proposed surface water design for the site will be in compliance with the SuDS Manual Ciria Report 753 and the SuDS design elements in the development were selected from The Four Pillars of SuDS. Figure 1 – The Four Pillars of SuDS (Ref – CIRIA Report C75 2.2 Existing Surface Water Network A site visit and survey were carried out prior to the commencement of the surface water design. It was established that there is no existing surface water sewer network within the site. The is an existing watercourse which runs approx. 90m from the entrance to the site. 2.3 SuDS Treatment Train Selection for Development In accordance with SuDS Manual Ciria Report 753, the following SuDS elements were chosen: Bio-retention tree pit – Two bio-retention tree pits are proposed for 2 of the turning head. These tree pits will take run-off from the hard surface areas of these sections of road. The tree pits will collect RECEIVED: 30/07/2026 5 and attenuate runoff by providing additional storage within the underlying structure. The soil around the tree can be used to filter out pollutants from runoff directly. A high-level overflow will be constructed into the tree pit in the event of a high level back up of water. At detailed design stage the bio retention tree pits will be checked against the formula as shown in figure 3 below. Figure 3 – Bio-Retention Calculation (Ref – CIRIA Report C753) Bio-retention tree pit maintenance - The proposed bioretention tree pit shall be subject to a planned maintenance regime to ensure its long-term effectiveness in managing surface water runoff and supporting healthy tree growth. During the initial establishment period (typically the first 2–3 years), maintenance shall include regular watering during dry weather, weed control, inspection and adjustment of tree stakes and ties, replacement of failed planting, and topping up of mulch as required. Routine long-term maintenance shall include periodic removal of litter, debris and sediment from inlets and outlets to maintain hydraulic performance, annual inspection of tree health and structural condition, pruning where necessary, and monitoring of the bioretention soil media for signs of compaction, erosion, or surface sealing. This maintenance regime will ensure the tree pit continues to provide effective attenuation, water quality treatment, and amenity value over its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. Permeable paving – It is proposed to use permeable paving for the two public parking spaces within the development. These areas will be designed to accommodate infiltration into the existing subsoil for the area of the permeable paving only. RECEIVED: 30/07/2026 6 Permeable paving maintenance– The proposed permeable paving system shall be maintained in accordance with a planned inspection and maintenance regime to ensure its long-term effectiveness in managing surface water runoff and maintaining permeability. During the initial period following installation, regular inspections shall be carried out to identify any settlement, clogging, or damage to the paving surface and joints. Routine long-term maintenance shall include the removal of litter, leaves, and sediment by sweeping or vacuum sweeping at least twice annually, with more frequent cleaning where high sediment loads are expected. Jointing material shall be replenished where necessary to maintain structural stability, and any damaged or sunken paving units shall be repaired or replaced promptly. This maintenance regime will ensure the permeable paving continues to provide effective attenuation, infiltration, and water quality treatment throughout its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. Swales – It is proposed to construct 3No. swales for the development. These will be placed along part of the main access road. All run-off from the roadway running parallel to the swales will discharge to it. All run-off will then filtrate into the existing subsoil. An open grate manhole with the lid constructed 300mm higher than the swale base will allow for discharge to the storm sewer should the inflow exceed the infiltration rate. The swales are a shallow, vegetated drainage channel designed to convey, store, and treat surface water runoff as part of a Sustainable Drainage Systems (SuDS) strategy. Unlike conventional piped drainage, the swales will slow the flow of runoff by allowing water to spread across a wider, gently sloping channel lined with grass or other vegetation. This reduction in flow velocity helps to reduce peak runoff rates and provides temporary storage during rainfall events, which can reduce downstream flooding risk. As water travels through the swale, sediment and pollutants are filtered and trapped by the vegetation and underlying soil, improving water quality before it enters the wider drainage network or, in this instance, infiltrates into the ground. Swales are an effective SuDS measure as they mimic natural drainage processes, provide attenuation and treatment at surface level, and can also deliver additional benefits such as biodiversity enhancement, visual amenity, and easier inspection and maintenance compared to underground drainage systems. Swales maintenance – The proposed swale shall be maintained under a planned inspection and maintenance regime to ensure its continued effectiveness in conveying, attenuating, and treating surface water runoff. During the initial establishment period, maintenance shall include regular watering of vegetation during dry weather, weed control, reseeding of bare patches where necessary, and monitoring to ensure healthy vegetation establishment. Routine long-term maintenance shall include regular grass cutting to maintain appropriate vegetation height and preserve hydraulic capacity, removal of litter, debris, and accumulated sediment, and periodic inspection of inlet and RECEIVED: 30/07/2026 7 outlet structures to ensure they remain free-flowing and unobstructed. The swale shall also be inspected for signs of erosion, scour, standing water or compaction. Any excessive sediment build-up shall be removed to maintain storage and conveyance capacity. This maintenance regime will ensure the swale continues to provide effective surface water attenuation, water quality improvement, and biodiversity benefits over its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. Attenuation and Flow Control – It is proposed to construct two attenuation storage tanks within the development. The first tank (Attenuation Tank 1) will be constructed in the large green area in front of houses 14 – 19. A hydrobrake, constructed in manhole S11, will limit the flow to 1l/s. During storm events, any excess flow within the storm sewer network upstream of manhole S11 will be stored in attenuation tank 1. The second tank (Attenuation Tank 2) will be constructed beneath the roadway at the entrance to the site. A hydrobrake, constructed in manhole S17 will limit the flow from the network to a calculated greenfield run-off value of 4.4/s. This value was calculated using the UK Suds website. During storm events when the discharge exceeds 4.4/s all excess water within the storm sewer network upstream of manhole S17 will be attenuated in attenuation tank 2. A design to establish the size of both the attenuation tanks and hydrobrakes has been completed using Causeway Flow. All SUDS elements have been sized to cater for a 1 in 100-year storm event with an additional 20% allowance for climate change. The surface water will also pass through a bypass interceptor prior to being discharged. Please refer to Appendix A for the storm network report and Appendix B for details of the hydrobrakes, attenuation tanks, permeable paving and petrol interceptor. Attenuation and Flow Control maintenance - The proposed underground attenuation tanks and associated Hydro-Brake flow controls shall be subject to a planned inspection and maintenance regime to ensure the system continues to provide effective stormwater storage and controlled discharge. Routine maintenance shall include regular inspection of upstream catchpits, silt traps, and inlet structures to remove accumulated sediment, debris, and litter to prevent blockage of the tank and flow control. The attenuation tank shall be inspected at least annually, and after significant storm events, to check for excessive sediment build-up, structural damage, or standing water that may indicate blockage or reduced performance. Access chambers should be maintained clear to allow for inspection and cleaning, with jetting or vacuum cleaning undertaken where sediment accumulation is identified. The Hydro-Brake flow control device shall be inspected periodically to ensure the orifice RECEIVED: 30/07/2026 8 remains free from obstruction and is operating at the designed discharge rate, with any debris removed as necessary. Any defects in pipework, chambers, or structural components shall be repaired promptly. This maintenance regime will ensure the attenuation system continues to provide effective runoff storage, flow regulation, and flood risk management over its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. 3.0 Foul Drainage 3.1 Existing Drainage - Existing A site visit and survey were carried out prior to the commencement of the foul water design. It was established that there is an existing foul sewer traversing the site close to the proposed entrance. 3.2 Foul Drainage – Proposed It is proposed to collect all foul sewer discharge from the site using a suitably sized network and discharge to the existing foul network located within the site. A diversion of the existing sewer will be necessary, and a diversion application will be lodged with Uisce Eireann upon approval of this planning application. Greenfield runoff rate estimation tool (https://www.uksuds.com/) This is an estimation of the greenfield runoff rates that are used to meet normal best practice criteria in line with Environment Agency guidance “Rainfall runoff management for developments”, SC030219 (2013), the SuDS Manual C753 (CIRIA, 2015) and the non-statutory standards for SuDS (Defra, 2015). This information on greenfield runoff rates may be the basis for setting consents for the drainage of surface water runoff from sites. Results are therefore normally reported to only 1 decimal place. Where 2 decimal places are provided, this does not indicate accuracy to this level, it has been adopted to prevent ‘zero’ figures from being reported. Outputs less than 0.01 l/s are reported as 0.01 l/s. Disclaimer This report was produced using the Greenfield runoff rate estimation tool (2.2.3) developed by HR Wallingford and available at uksuds.com (https://www.uksuds.com/). The use of this tool is subject to the UK SuDS terms and conditions and licence agreement, which can both be found at uksuds.com/terms-conditions (https://www.uksuds.com/terms-conditions). The outputs from this tool have been used to estimate Greenfield runoff rates. The use of these results is the responsibility of the users of this tool. Primary Settlement Tank Second Stage Biological Treatment Final Settlement Tank First Stage Biological Treatment 01 Primary Settlement Tank This is the initial stage of treatment and simply involves the retention of coarse solids present in raw sewage and wastewater for subsequent gradual breakdown. BioDisc® features one chamber to ensure efficient operation with a flow balancing facility. 02 First Stage Biological Treatment The liquor and fine solids then flow into the first stage of Biological Treatment. A unique managed flow system ensures peak performance by smoothing variable loads. 03 Second Stage Biological Treatment The liquor is then fed forward at a controlled rate into Biological Treatment stage 2 for further cleaning. This process ensures the whole media area available is utilised ensuring maximum efficiency. 04 Final Settlement Tank The surplus micro-organisms continuously slough off the discs and are carried forward to the final settlement where they settle out as a humus sludge, leaving a clear treated effluent to be discharged to ground or water course. The settled humus sludge is returned to the Primary Settlement Tank by the sludge return pump under timer control. The sludge return pump also removes any floating scum which helps to keep the final settlement tank working efficiently. A complete wedge can be removed from the rotor for maintenance or inspection without compromising the overall rotor structure. This ensures the rotor assembly can stay in place, without the need for removal. 03 Rotor Support Bearings The rotor assembly is supported by a pillow block bearing at each end of the rotor shaft. These are equipped with self lubricating grease cartridges to provide continual lubrication. Both of the bearings can be accessed by removing the individual covers for maintenance. It is not necessary to remove the larger main covers, allowing for easier maintenance. 04 Strapping/Lifting Options The treatment plant can be lifted from the side by forklift truck. Forklift tubes are built into the steel construction frame. The unit can also be lifted at either end with the aid of extension forks. Alternatively, the unit can be lifted with slings. Four lifting brackets are attached to the frame and lifting shackles are provided with each unit. 01 Flow Management Process The unique flow management process of the Klargester commercial BioDisc® allows for complete flexibility of forward feed rate. Rotating buckets transfer untreated water through each of the BioZones, allowing for total forward feed control. These are independently driven and allow the buckets to run at a different speed to the rotor. Klargester Forecourt Separators Fuel & Oil Separator Alarms Forecourt separators are used to intercept hydrocarbon pollutants such as petroleum and oil to prevent their entry to the drainage system. Typical applications include petrol filling station forecourts and car breaker yards. Performance and Compliance ∙Operation ensures that the flow cannot exit the unit without first passing through the coalescer assembly. ∙In normal operation, the forecourt separator has sufficient capacity to provide storage for separated pollutants within the main chamber, but is also able to contain up to 7,600 litres of pollutant arising from the spillage of a fuel delivery tanker compartment on the petrol forecourt. ∙The separator has been designed with an automatic closure device to ensure that oil cannot exit the separator in the event of a major spillage, consequently the separator should be emptied immediately. Installation ∙The unit should be installed on a suitable concrete base slab and surrounded with concrete or pea gravel backfill. ∙If the separator is to be installed within a trafficked area, then a suitable cover slab must be designed to ensure that loads are not transmitted to the unit. ∙The separator should be installed and vented in accordance with Health and Safety Guidance Note HS(G)41 for filling stations. ∙Subject to Local Authority requirements. British European Standard EN 858-1 and Environment Agency Pollution Prevention Guideline PPG3 requires that all separators are to be fitted with an oil level alarm system. It should be installed and calibrated by a suitably qualified technician so that it will respond to an alarm condition when the separator requires emptying. Product Benefits ∙Easily fitted to existing tanks. ∙Excellent operational range. ∙Visual and audible alarm. ∙Additional telemetry option. Grease separators are designed for restaurants, hotels, public houses, canteens and similar applications. Key Standard Features ∙Greatly reduces drain blockages, for maximum operational efficiency. ∙Helps improve performance of septic tanks and field drains and achieve best results. ∙Prevents contamination of small sewage treatment plants, reducing risk of breakdown. ∙Protects mains drainage system from grease blockages. How it works Grease separators allow fats and grease to naturally separate out from water, allowing their removal prior to the wastewater reaching the drainage system. The separator should be installed close to the source of contamination before any foul waste can enter the drainage flow and to suit the expected liquid temperature. How it works As contaminated water passes through the separation chamber, it is retained long enough to allow solids to sink to the bottom of the unit. Our design uses a maximum of six minutes hydraulic retention time, at the flow rate given. The separator water is then able to discharge safely. The nature of the silt varies depending on either the ground or surface receiving the flow. These aspects should be considered when selecting the size of the unit in relation to the flow being treated. If emulsifiers are present, the discharge must not be allowed to enter an NS unit. Applications These units can be used to serve vehicle washdown areas and car wash facilities, although it should be noted that the prime function of such separators is for the removal of silt. Typical locations using wash down separators are: car wash, tool hire depots, truck cleansing, construction compounds cleansing points. Locations requiring silt separators are: highly silted sites where NS separators are used, i.e. works constructions sites and temporary work compounds. Our washdown and silt separators are manufactured from durable, rot and corrosion proof glass reinforced polyester combining light weight with outstanding strength. The units are delivered complete with inlet and outlet pipework as well as factory fitted access shafts to ensure quick and easy installation on site. Model Ref Total Capacity (Ltrs) Max.rec. The Klargester RainTrap system comprises of a filter, an underground storage tank and a pump. Rainwater runs down the roof and into the guttering and downpipes in the normal way before passing through the filter, which removes any leaves or debris. Rainwater is stored in the underground tank from which it is pumped at a constant pressure to an outside tap as required. The RainTrap has many advantages over traditional garden waterbutts. In addition to being able to store far larger quantities of water, it removes the need to carry water around and does not flood when full, since the excess water exits via a soakaway or surface water drain. Features and Benefits ∙ Easy to install. ∙ Inexpensive. ∙Simple on / off operation. ∙Suitable for existing and new homes. ∙Available in sizes from 1,000 — 6,000 litres. ∙Automatic rainwater diversion when tank reaches full capacity. ∙Internal leaf filter. ∙Designed and manufactured in the UK. 4 56 1 2 3 7 Technical Specifications Model Reference Capacity (Ltrs)Diameter (mm)Height Base to Outlet (mm) RT2800 2,800 2,070 1,540 RT3800 3,800 2,070 1,760 RT4600 4,600 2,080 1,925 1.
