NO The OPW flood maps indicate that the site maybe at risk of surface water flooding; however, these lands have been in my family's ownership for many years and have never flooded, including during periods of heavy or prolonged rainfall. The site is served by an existing and well -maintained drainage system, with field drains working effectively and surface water being carried away through a culvert beneath the adjoining public road. A PDF has been prepared containing dated photographs taken during heavy rainfall, along with related weather information, which show that there is no surface water ponding or flooding on the site. This information is provided to help illustrate the drainage and surface water conditions as they occur on the ground. The purpose of the visit was to assess any potential flooding impact or water accumulation on the proposed building floor plain. Please see the attached images, taken during the storm event, which clearly show the site remaining unaffected by flooding. Following the visit, Liam Ward confirmed via phone call that no notable flooding or surface water issues were observed during or after the inspection. Attached is photos dated 28 January 2026, post Storm Chandra. No notable flooding observed after the inspection. Warnings . Weather !
