DESIGN CONCEPT STATEMENT
PROPOSED EXTENSION AND ALTERATIONS TO EXISTING DWELLING AT BALLYCARTLAN, MAGHERACLOONE,
CARRICKMACROSS, CO. MONAGHAN.
SITE SUITABILITY – VISUAL IMPACT DESIGN CONSIDERATIONS:
An existing part two-part single storey stone cottage style dwelling currently occupies the existing site. It is
our proposal for the main element of the existing dwelling to remain, with the front elevation to remain
untouched.
An existing two storey rear pitched roof extension is proposed to be demolished to cater for a similar two
storey extension. Due to the reduced roof ridge heights of the proposed extension, this will be visually
discreet from the front/road and suit the proportions and scale of the existing dwelling.
The proposed modest extension to the rear, will contain the main kitchen/dining accommodation on the
ground floor with a new master bedroom suite on the upper floor. The extension also includes
maintenance/utility spaces tucked away to the north west facing aspects.
HOUSE DESIGN, SCALE, HEIGHT & MATERIALS:
We spent time reviewing the existing site, existing buildings and studied different designs and forms which
helped us create the proposed house design that best suits the existing buildings and site.
Our aim was to retain the existing vernacular style & dual aspect of the existing building, maintaining the
simple and distinctive pitched roof forms. These series of pitched roofs, perpendicular to each other,
maintain the cluster style of buildings that are synonymous with our vernacular architecture.
The additional glazing to the new extension will adapt the path of the sun, capturing all available
immediate views and define private internal and external spaces. RECEIVED: 07/08/2026
This design which is aesthetically simplistic, will incorporate a limited palette of traditional and
contemporary materials, including smooth sand cement, natural locally sourced stone, timber boarding to
create a natural, warm and contemporary element with natural slate slates to blend harmoniously within
its rural setting and compliment the surrounding area.
All finishes have a direct link back to the existing buildings carefully selected to complement the character
of these old vernacular buildings, which are dotted across the country.
TREES AND LANDSCAPING:
As mentioned above, the main intention is that all existing mature trees and hedgerows which bound the
existing site are to be preserved and maintained in accordance with Rural House Design Guides.
The landscape proposal is to avail of all current mature landscaping, involves the supplementary planting
of additional infill trees and shrubs to all existing boundaries as necessary, chosen to compliment all
existing planting and screen the existing house further from the roadside and afford privacy and shelter.
SITE ACCESS:
The Existing recessed bell-month Dwelling Entrance is to remain un-touched ensuring safe access to and
from the existing road.
