sought by Emma Colgan to retain alteraƟons to previously granted 23/60051 to include the retenƟon of 16 no.
ground mounted solar PV panels to the rear of dwelling, alteraƟons to elevaƟons (as built), alteraƟons to rear
boundary, change of posiƟon to vehicular entrance onto public roadway and driveway, posiƟonal change of
wastewater treatment system and all associated site works at Mullaghcroghery, Corduff, Carrickmacross, Co.
Monaghan.
Dear Sir or Madam,
Further to request for revised informaƟon, we address the following items below:
1. The Planning Authority notes that the proposed ground-mounted solar panels located to the rear of the dwelling have
not been included as part of the proposed development descripƟon and it is unclear if they would consƟtute exempt
development, as allowed for under Class 2, Schedule 2, Part 1 Exempted Development General of the Planning and
Development RegulaƟons (2001) as amended. The applicant is requested to provide clarificaƟon with regard to same and
where necessary, provide miƟgaƟng drawings/documentaƟon.
The ground-mounted solar panels which are located to the rear of the dwellings would not consƟtute exempt development
as the total surface area exceeds 25m2. The overall surface area of the exisƟng panels is 32.0m2 and there are 16 no. panels
in total. Please see aƩached drawings/documents ‘PP(00)001 Site Layout Plan & Site SecƟons’ and ‘3119 – Solar PV Module
– Datasheet’ for further details.
2. The Planning Authority notes that submiƩed site secƟon ‘1-1’ does not correspond with the submiƩed layout plan in
terms of the locaƟon of the revised rear site boundary and associated boundary treatment. The applicant is requested to
provide a revised, accurate site secƟon and, subject to clarificaƟon received with regard to item 1 above, include proposed
ground mounted solar panels within same.
The site secƟons have been updated to match the exisƟng boundary as on site. Please see aƩached drawing ‘PP(00)001 Site
Layout Plan & Site SecƟons’ for details.
NOTE: As a result of the further informaƟon request requiring addiƟonal data from the original proposal, we have published
a noƟce in an approved newspaper, as the submission may be deemed significant. Please see aƩached documents ‘3119 -
Site NoƟce – Significant FI’ and ‘3119 – Newspaper NoƟce – Significant FI’ for more details.
