The following documents are included in support of the Further Information requested for the above application:
1) Revised Site Layout Plan
Clarifying the extent of roadside boundary to be removed within the applicants control
2) Condition Report on existing dwelling to be replaced
3) Revised Elevation drawings
Revised drawings to align more with Policy RSDP 1 of the Monaghan County Development Plan 2025 – 2031. The
ground floor windows have been adjusted to provide more vertically proportioned openings. The canopy over the side
entrance has been removed to improve overall symmetry. The roof overhangs at eaves and verge have been reduced
to more reflect that which is typical in rural Monaghan.
The revised elevation therefore exhibits the key characteristics promoted within the County Development Plan,
including:
• A simple, balanced and symmetrical front elevation.
• Vertically proportioned window openings.
• A centrally positioned entrance feature providing a clear focal point.
• Traditional proportions and detailing appropriate to the rural vernacular character of the area.

It is respectfully submitted that the revised design satisfactorily addresses the Planning Authority's concerns and
demonstrates compliance with Policy RSDP 1 and the guidance contained within Table 15.3 of the Monaghan County
Development Plan 2025–2031.
