detached garage, new entrance gates and piers, accessed
off existing private laneway from public road, installation
of new proprietary wastewater treatment system with all
ancillary and associated site works

I recommend that the applicant be requested to submit additional information as follows:
1. Submit a revised plan (at a scale of not less than 1:500) indicating how it is proposed to
provide a clear and unobstructed visibility splay of 70 metres in each direction at the proposed
entrance, measured to the nearside road edge in each direction, from a point in the centre of
the entrance 2.4 metres from the road edge at a height of between 1.05 metres and 2.0
meters above ground level to an object height of between 1.05 meters and 2.0 metres above
ground level in both directions. Applicant to illustrate on the revised site layout plan all
necessary site work which would be required to remove, relocate, or re-grading of
embankment, fences, and hedges etc to achieve this sight distance. The area within the
visibility splays shall be cleared and shall be retained and kept clear thereafter. Any
pole/wall/hedge/tress/column/sign materially affecting visibility must also be removed or
relocated.
2. Where sight distances are not achievable within the site area and where the
hedgerows/embankments/walls/piers/entrance gates do not belong to the applicant. Legal
agreements with adjoining landowners giving their consent to allow removal or maintenance
of their embankment/walls/piers/entrance gates and or hedges to provide the required sight
distance shall be submitted to the Planning Authority.
