Applicant Leonard Steel Ltd
permission for the retention of the following: 1. meeting room
within the main building, 2. ancillary outbuilding, 3. all
ancillary & associated site works.
No objections to the Planning Application subject to the following conditions:
1. The proposed works shall be designed and constructed in accordance with the requirements of
Part B Fire Safety 2024, of the Second Schedule of the Building Regulations, 1997-2024.
a. Where the building constitutes ‘High risk’ as defined in Appendix D of Technical
Guidance Document Part B Fire Safety 2024, please submit your application as Purpose
Group 6 (b) and ensure adequate provisions are in place to comply with the
requirements specified.
b. Ventilation - Single storey Industrial buildings exceeding 4,000m2 in area requires roof
ventilation facilities and provisions of inlet air in accordance with Section 6.7 of Technical
Guidance Document Part B Fire Safety 2024.
2. The buildings work to be retained shall obtain a Regularisation Fire Safety Certificate in
accordance with S.I. No. 351/2009 Building Control (Amendment) Regulations, 2009.
3. Fire Hydrants shall be located in accordance with Section 5.3 of Technical Guidance Document
Part B Fire Safety 2024.
4. Fire Hydrants shall be in accordance with BS 750:2012 and shall deliver a minimum rate of flow
as per Monaghan Fire & Civil Protection ‘Guidance document for fire-fighting water supplies’.
5. Fire Brigade Vehicle access shall be provided in accordance with Clause 5.4 of Technical
Guidance Document Part B Fire Safety 2024 including turning facilities where dead-ends exceed
20.0m.
6. The proposed works shall be designed and constructed in accordance with Part M Access & Use,
of the Second Schedule of the Building Regulations, 1997-2022.
7. The proposed works shall obtain a Disability Access Certificate in accordance with S.I. No.
351/2009 - Building Control (Amendment) Regulations 2009, prior to construction.
