Monaghan, H18 AW90Health Service ExecutiveACCESS, PARKING, LANDSCAPING & DRAINAGE NOTEACCESS, PARKING & CIRCULATION:A total of 9 no. on-site car parking spaces are provided to serve theproposed community-based residential respite facility. Parking provision isbased on the operational and staffing requirements of the facility rather thanunit-based residential parking standards.Adequate on-site circulation and manoeuvring space is provided to facilitatevehicles entering and exiting the site. For detailed paving construction, surface finishes and associatedengineering requirements, refer to McArdle Doyle Consulting EngineersDrawing P2588.C04 – Proposed Paving Layout.PROPOSED VEHICULAR ACCESSDriveway levels to transition between existing roadside level and proposedparking area. Gradients and vertical transitions to be formed to provide safevehicular access and prevent vehicle grounding. Surface water to beretained and managed within the application site.BOUNDARY TREATMENTS, EXTERNAL AMENITY & LANDSCAPING:The front roadside boundary is to comprise a 900mm high boundary wallwith railing above, providing an appropriate balance between enclosure, visibility and residential character.New hedging and landscaping are proposed along the site boundaries toreinforce enclosure and integrate the development within its surroundings.A secure courtyard-style private garden is provided to the rear of thebuilding, incorporating a patio area for outdoor amenity. Grassed areas areto be appropriately prepared, levelled and reseeded as part of thelandscaping works.DRAINAGE & SURFACE WATER MANAGEMENT:Foul and surface water drainage are provided as separate systems. Fouldrainage is proposed to connect to the existing public wastewater network, subject to confirmation of the final connection and invert level.Surface water runoff from the proposed development is collected through theproposed surface water drainage system and discharged to a dedicatedon-site soakaway designed in accordance with BRE 365. The engineeringdesign also incorporates the associated drainage infrastructure andpollution-control measures. The separate soakaway assessment confirmsthat the proposed soakaway provides adequate storage capacity for thedesign catchment. For full details of the proposed foul drainage, surface water drainage, soakaway, watermain, interceptor and associated engineering works, referto McArdle Doyle Consulting Engineers Drawings P2588.C02–C04 andassociated Surface Water Soakaway Design.SIGHTLINE ASSESSMENTVisibility splays of 65m in both directions to the nearside road edge areprovided from a driver setback position of 2.4m at the proposed relocatedvehicular entrance. The proposed visibility improvements include the removal of existingroadside vegetation where required, relocation/replacement of boundaryfencing, localised grading and levelling of ground, and relocation of existingroadside obstructions as indicated on the Site Layout Plan. All affected areas are to be appropriately reinstated following completion ofthe visibility improvement works.Letters of consent from the affected adjoining property owners are submittedas part of the Further Information response.Adjoining lands subject to visibilityimprovement worksProposed relocated timberpost-and-rail boundary fenceExisting front site boundary treatmentto be removed and area made goodExisting adjoining roadside hedge / boundarytreatment to be removed to facilitate visibility splayProposed new 1.2m high timberpost-and-rail boundary fenceProposed 65m visibility splay tonearside road edge from 2.4m setback Proposed site boundary treatmentRECEIVED: 25/08/2026
