Dear Sir/Madam,
RE: COMPLIANCE WITH PLANNING REF: 24/60415 CONDITION A.
Further to the recently updated arboricultural assessment and tree survey carried out at the above
site, we wish to clarify the current status of existing trees within the development lands and
confirm the tree retention and replacement strategy proposed as part of the development.
Following review of the updated tree report, it is confirmed that all substantial and significant
trees identified for retention within the original arboricultural assessment have been retained and
protected where practicable as part of the overall site layout and development strategy.
A number of trees previously identified within the original report as being in poor condition have
since either:
• been removed due to their deteriorated condition; or
• were lost or significantly damaged as a result of severe storm events which occurred
towards the end of 2025 / start of 2026.
In addition, certain trees previously categorised as being in fair condition were reassessed
following site clearance works, crown cleaning, and removal of extensive ivy growth. These
operations revealed underlying structural defects, decay, instability and poor arboricultural
condition which warranted removal in the interests of public safety and long-term site
management.
The removal of these trees was therefore considered necessary on arboricultural and safety
grounds and does not materially alter the overall landscape strategy for the development.
Importantly, all trees removed, damaged, or lost as part of storm events or necessary
management works will be replaced as part of the proposed landscaping scheme. Replacement
planting will consist of:
• native Irish tree species; RECEIVED: 02/09/2026
• native hedgerow planting; and
• supplementary biodiversity planting,
all selected in accordance with the landscape proposals and to enhance the long-term ecological
and visual quality of the site.
The proposed replacement planting strategy will ensure:
• continuity of landscape character;
• reinforcement of existing boundary treatments;
• enhancement of biodiversity value;
• improved long-term tree management; and
• sustainable integration of the development within its surrounding environment.
It is considered that the revised tree retention and replacement approach continues to preserve
the overall arboricultural quality and visual amenity of the site while facilitating the proper
planning and sustainable development of the area.
Should any further clarification be required, please do not hesitate to contact the undersigned.
Yours faithfully,
