Mr. Ben Clerkin
Monaghan County Council
Planning Department
1 Dublin Street
Monaghan
Co. Monaghan
Dear Ben,
RE: FURTHER INFORMATION ON BEHALF OF OUR CLIENT, CLARLAN LIMITED TO INCLUDE THE
FOLLOWING:
(i) Planning Compliance Statement
(ii) Site layout showing open space provision
(iii) Site Section showing proposed retaining wall
(iv) all associated works
at Shercock Road, Carrickmacross, Co. Monaghan . Planning Reference 26/60223.
We refer to your request for additional information and our subsequent correspondence together with a
number of other council departments regarding the above and enclose herewith revised drawings and
documents as required.
We also make the following comments in response to your points outlined in the AI Request:
1. We enclose herewith a Planning Compliance Statement addressing the status of the Conditions of
Planning Permission Ref. 24/60415.
The statement provides a condition-by-condition response, identifying the relevant compliance
status, with supporting documentation and correspondence provided where applicable.
Any conditions which remain ongoing during the construction phase will continue to be complied
with in accordance with the requirements of the parent permission.
2. The applicant acknowledges the Planning Authority’s concern regarding the provision of a dwelling
within an area identified as open space under the parent permission, Ref. 24/60415.
The dwelling has not been added to the development but has been relocated from its previously
proposed position. The area released by its omission is incorporated into the revised open-space
provision, with no increase in the overall number of dwellings.
The site area is approximately 9,710 m², requiring a minimum of 971 m² (10%) of open space. The
revised layout provides approximately 2,632 m², equating to 27.1% of the site area.

A revised Site Layout Plan is submitted identifying the relocated dwelling and revised open-space
provision.
3. In response to the Planning Authority’s concerns regarding the proximity of the proposed dwelling to
the existing stable and stable yard boundary wall, a site section has been prepared and submitted
illustrating the relationship between the proposed dwelling, the existing stone boundary wall and the
stable yard.
A new retaining wall is proposed between the dwelling and the existing stone yard wall to provide
appropriate separation and ensure that the proposed development does not compromise the
structural integrity of the existing historic wall.
Prior to the commencement of works, the existing stone wall will be inspected by a suitably qualified
Structural Engineer to assess its structural condition and integrity. Where remedial or stabilisation
works are identified as necessary, these will be undertaken carefully to retain as much of the existing
historic fabric as practicable.
Any sections requiring rebuilding or reinstatement will utilise salvaged existing stonework and will be
constructed to complement the existing stable yard and outbuildings in terms of materials and
appearance.
We trust the above is to your satisfaction, yet should you require any additional information or wish to discuss
the above please do not hesitate to contact the undersigned.
Yours sincerely,
McGuigan Architects Ltd
