1. Operating Hours
Proposed opening hours: 10:00-18:00, 7 days per week. 01 SEP 2026
2. Nature of the Business
The premises will operate as a takeaway sushi business. Cu tourers will pre -order or

3. Food Preparation
The business will primarily prepare fresh sushi and other light takeaway products.
Cooking activity will be limited. Fried sushi products will be prepared only in small
quantities. No hot meals will be served to customers. Cooked products will be allowed
to cool before collection.
4. Ventilation and Odour Control
A commercial extraction system will be installed. The extraction system will include
activated carbon filters to minimise cooking odours. Due to the limited frying activity,
odour and noise emissions are expected to be minimal.
5. Waste Management
A designated waste storage area will be provided. Waste will be stored securely and
managed in accordance with Environmental Health requirements. A waste collection
contract will be in place with a licensed waste management company,
6. Parking and Traffic
The premises will operate as a takeaway collection service only. Customer visits are
expected to be short, with customers collecting orders and leaving immediately.
Long-term parking demand is therefore not anticipated. Public pay -and -display parking
is available nearby. The applicant also requests clarification regarding any parking
spaces that may be available through the landlord (Gerry Mullin), if applicable.
7. Customer Seating
No indoor or outdoor customer seating will be provided. No external dining area is
proposed. Customers will not remain on site after collecting their orders.
8. Deliveries
Deliveries from suppliers will be infrequent and will take place during normal daytime
business hours using standard commercial vehicles. No significant increase in delivery
traffic is anticipated.

The proposed use is expected to generate a low level of noise. The nature of the
business, together with the extraction and filtration system, is expected to have
minimal impact on neighbouring properties. The business has been designed to
operate in compliance with Environmental Health and Planning requirements.
10. Commitment
The applicant is committed to operating the premises responsibly, maintaining high
food safety and hygiene standards, and ensuring that the business has minimal impact
on neighbouring properties and the surrounding area.
