height, increasing first floor accommodation, creating a new single storey extension, elevational changes together with all
associated site works.

Dear Ben,
Further to our recent correspondence regarding the above-referenced project, please find attached the relevant drawings and supporting
documentation in response to the Request for Further Information dated 28/08/2026 for the proposed renovation and extension to the existing
dwelling house.
Item 1: Wastewater Treatment System
1.In the interests of public health and environmental protection, please submit written confirmation from a suitably qualified professional that
the existing wastewater treatment system has adequate capacity to serve the proposed enlarged dwelling. Where the existing system is found to be
inadequate, details of an upgraded wastewater treatment system designed in accordance with the EPA Code of Practice for Domestic Wastewater
Treatment Systems (PE≤10) 2021 shall be submitted.
Response:
Following an inspection by environmental engineers, the existing wastewater treatment system was deemed inadequate to serve the proposed
development. A Site Suitability Assessment was subsequently carried out, and an upgraded, compliant replacement system has been designed
based on the results.
The updated Site Layout Drawing (Ref: 25-230_3.2FI_0-02#) reflects the proposed treatment system, and the full Site Suitability Assessment
Report is attached as part of this submission.
Following our prior discussions, as the introduction of a new wastewater treatment system constitutes a significant change to the original
application, revised public press and site notices reflecting this addition have been published and erected accordingly.
Design Revisions & Scope Reduction:
Following a review of the project scope, the proposal has been consolidated and reduced in scale.
We submit revised drawings (Ref: 25-230_3.2FI_1-00# and 25-230_3.2FI_1-01#) showing the omission of the previously proposed single-storey
extension to the South-East. Given the secluded nature of the site and minimal public views, we consider the revised proposal to be appropriate
in scale, context, and fully aligned with the policies of the Monaghan County Development Plan. For clarity, this reduction in scope has also
been noted in the revised public notices.
We trust the enclosed information addresses all matters raised by Monaghan County Council. Should you require any further clarification,
