ADDITIONAL INFORMATION
1. Policy AEDP 1 and Section 15.10.1 of the Monaghan County Development Plan 2025 - 2031
requires extensions to dwellings to be in keeping with the form, proportion, heights,
fenestration, design, and materials of the main dwelling. Where contemporary designs are
proposed a relaxation of this will be considered, where it is determined the contemporary
design does not detract from the visual amenity of the main dwelling and the surrounding
area.
Having reviewed the submitted proposal, the Planning Authority has concerns regarding the
design and appearance of the proposed front entrance door, which appears to comprise a
sliding patio style door. It is considered that this form of entrance treatment is not
appropriate in the context of the proposed development and fails to integrate satisfactorily
with the established character of the dwelling.
The applicant is requested to submit revised drawings/details to ensure that the proposal fully
complies with Policy AEDP 1 and Section 15.10.1 of the Monaghan County Development Plan
2025-2031.
2. The Planning Authority notes the development description states 'make some elevational
changes'. Theses proposed changes have not been detailed on the submitted plans. The
applicant is requested to submit revised drawings/details to confirm the proposed elevational
changes to the dwelling.
3. Following a site inspection, the Planning Authority was unable to gain access to the site. In the
interest of clarity and to allow for a fully informed assessment of the application, the applicant
is requested to submit a series of photographs of the site, including all elevations of the
dwelling.
