ADDITIONAL INFORMATION
Note: No inference is given in requesting this Further Information that planning permission will
ultimately be forthcoming.
You and/or your agent can liaise with Planning Section prior to the preparation and submission
of this Further Information. Planners can be contacted between 09:15 and 11:30 on Tuesdays
and Thursdays.
1. Having regard to the scale, form and layout of the development proposed, the sloping nature
of the site and the provisions of Section 15.9.2 (Site Selection and Design Guidelines) and Table
15.3 (Guidelines for Siting and Designing a Rural House in the Vernacular Style) of the County
Development Plan 2025-2031, concerns arise regarding the suitability of the proposed
dwelling for this site. In particular, concerns arise that the overall scale of the dwelling,
together with the detached garage and associated external works, necessitates a significant
degree of excavation, filling, site regrading, hardstanding and other engineering works in order
to accommodate the development.
Accordingly, please submit revised proposals which demonstrate a more modest and site-
responsive design solution, including a reduction in the overall scale and footprint of the
proposed development, together with revised site levels, cross-sections, external works and
landscaping details, as appropriate, to demonstrate how the development can be satisfactorily
integrated into this setting whilst minimising site disturbance and engineering works.
2. Section 15.9.5 of the County Development Plan 2025-2031 states that where it is proposed to
site a dwelling within 100m of an existing agricultural building in the rural area, the applicant
shall submit a written agreement from the owner of the agricultural building, consenting to
the construction of the dwelling. The written agreement must be signed by both parties and
witnessed (i.e. also signed) by a solicitor or a peace commissioner.
There are buildings within 100m of the proposed dwelling across the adjoining public road
which fall within the scope of Section 15.9.5. Accordingly, please submit details that comply
with the requirements of Section 15.9.5, including a corresponding 1:500 site layout plan that
identifies said buildings.
3. Objections to your application have been received. Please review the planning file and
respond to each objection individually and the issues raised therein.
