The two points of observation / submission relate to  Analore Street Zoning  Site Opposite Applegreen Zoning We look forward to a positive response. Yours Sincerely, Noel Murphy Chartered Architectural Technologist – Agent Zoning at Analore St, Clones Property at Analore Street belonging to Peadar Mackle/Silverstream shown coloured in Fig 1. was previously zoned for housing for which Peadar Mackle/Silverstream was granted housing however this was then subsequently rezoned with the majority of this area zoned as ‘Landscape Protection/Conservation’ with no permissible housing, shown green in Fig 2. A small portion is zoned as ‘Proposed Residential B’ coloured light blue in Fig 2. Peadar Mackle/Silverstream requests that the area of his property is rezoned to allow housing as previously. Reasons for this request are carried below. Fig 1. Fig 2. Housing at Analore St, Clones Planning Permission was previously granted for a housing scheme at this location in 2010 for 40 houses however this work was not carried out due to economic considerations. Since then there has been an increased need for housing and this client is now in a position to make provision for housing at this location. The site available for this housing has since being altered with this client in the process of transferring a portion of property to Irish Water for their provision of increased water treatment facilities in the town. This client is keen to go forward with idea of the provision of housing on this site to a smaller scale than that which previously received planning permission. As part of this site there is the opportunity to provide a small number of houses or a terrace alongside Analore Street which could be planned and constructed in the shorter term. Below is information relating to the prior planning permission and this site. PRIOR PLANNING PERMISSION  Planning Ref 1020001; To demolish existing dwelling house and erect a total of 40 dwellings consisting of ; 1 no. detached (story and half), 7 no. detached (two storey) and 32 no. semi- detached (two storey) and all ancillary site works, entrance detail, internal road network, retaining walls, landscaping scheme, storm system and the provision of ENvirocare P150 Treatment System  Planning Expiry Date; 30/01/2016 EXTRACT FROM PREVIOUS PLANNING PERMISSION DRAWINGS BELOW Fig 3. THE HOUSING SITE AS IDENTIFIED ON LAND DIRECT WEBSITE BELOW Note; Irish water will be purchasing approximately 90m length of property from this client to extend their own facilities (which is positioned at the rear of this site). SOME HOUSING TO THE FRONT OF THIS SITE. There is an option to provide some terraced housing, apartments or semi detatched housing alongside the road where this site fronts Analore Street. Attached below is a suggestion of the positioning of this accommodation. This is a project that could be underway prior to a larger project for the entire site. Fig 4. Figure shows possible Terrace/Apartments/Semi Detatched along Analore Street. See next page for further rezoning request. Zoning at Site Opposite Applegreen, Clones Below Figure 5. Identified a site property opposite Applegreen belonging to Peadar Mackle/Silverstream. This property is currently zoned ‘Industry/Enterprise/Employment’. Peadar Mackle/Silverstream requests that this property be rezoned to Housing whereby he can make provision for new houses on that site. Fig 6 is a Google Map view of same site. Fig 5. Fig 6.
