Monaghan H78 X635 8th June 2023 Regarding: Pre Draft Public Consultation -Strategic Issues and Options Monaghan County Development Plan 2025-2031 Dear Sirs Further to your recent advert in the Northern Standard and the email recently received we have been contacted by a client who has an interest in zoned land the Monaghan Town area. We have been requested to raise the following issues or concerns in relation to zoned residential lands 1. Given the ownership of proposed residential A zoned land in the Monaghan Town area and the restrictions or land hoarding of land owners there is a significant shortfall of residential A zoned lands. Z, Following on the above comment, a significant number of areas of land zoned as residential A in the Monaghan Town area are either within the ownership of Monaghan CoCo or the ownership of the Catholic Church and as such are not available for private development. 3. A large number of areas of residential zoned lands are located on topography that is not developable for the purpose of residential dwellings, 4. A large number of residential A zoned lands are landlocked or not accessible from the public road. 5. Some areas of residential B zoned lands sit in areas that are unserviced while areas of land closer to the town centre and fully serviced are zoned as strategic residential reserve.
